What gets checked

A CP12 is a regulated procedure: every gas appliance and the gas pipework that serves them, tested against the Gas Safety (Installation and Use) Regulations. We work through the visible installation, the flue (a working smoke test for spillage), the ventilation, the operating pressure, the safety devices, and the combustion. Anything that’s borderline gets explained and graded; anything serving multiple appliances gets walked through in turn. Same paperwork format every letting agent and local authority expects to see.

When something fails the check

Gas appliances are graded At Risk (AR), Immediately Dangerous (ID), or Not to Current Standards (NCS) per Gas Safe procedure. AR and ID classifications require the appliance be isolated until the issue is fixed; we’ll explain clearly, leave the appliance safely, and quote the repair separately. NCS we note on the record but the appliance keeps running. We never bundle “discovered faults” into the CP12 price, and we never escalate trivia to drive an upsell, every BASI engineer is a full-time employee, so the incentive is to do the job right, not maximise the invoice.

Bundle with the annual service

Most landlords book the CP12 alongside the annual boiler service, since the inspection criteria overlap and you save labour by doing both in one visit. The combined visit is £110 (vs £80 + £80 = £160 separately). Adding a gas fire service brings the bundle to £180. Worth pre-booking annual renewals so the certificate never lapses, especially if the property is managed by a letting agent who needs the paperwork on file every year.

Covering landlords across Yorkshire

We do CP12s for landlords and letting agents right across BD, LS, WF, HD, HX and HG, from single buy-to-lets to HMOs, student lets and managed portfolios in Bradford, Leeds, Wakefield, Halifax, Harrogate, Huddersfield and the towns between them. If you let in Leeds, note that selective licensing has widened across more of the city, and a valid Landlord Gas Safety Record is part of what the council and most licence conditions expect you to hold and produce on request. We can pre-book your annual renewals so the certificate never lapses and you are never caught short at an inspection or a tenant change-over.

What our customers say.

I have used Basi for a number of years and this is the 3rd boiler they have fit for me. They are very easy to deal with, offer advice and a quick competitive quote. The jobs are planned in a timely manner and you don't have to wait long. The overall service of the office staff and fitters is friendly, professional and carried out to a high standard. The aftersales service is very good too. Would highly recommend.

New boiler fitted today! Perfect job from setting up the job, price of quote and workmanship. All very professional, friendly, super efficient and experienced. Choice of boiler was a good brand, Valliant sustan 28..really quiet whilst on and fits perfectly in my boxed unit. Good communication prior to day of fitting, fitter arrived on time, punctual and really confident in his work and know how. Reliable, friendly and really good quality workmanship. Happily completed an extra radiator job for me besides the boiler. Would recommend to future customers wanting to replace a boiler

I wanted to leave a massive thank you to Jaspal and Kultar for their incredible help recently. One of our tenant's properties had a boiler breakdown, and since it was 13 years old, it just wasn't worth repairing. I called Basi Heating, and Kultar managed to get out to the property that very same morning. It was a freezing day, and the situation was urgent because the tenants were struggling without heat or hot water—made even more critical as their grandfather lives with them. Despite being busy, Kultar managed to squeeze us in to ensure they weren't left in the cold. He handled the survey efficiently and clearly explained the situation. We received solid, honest advice along with a very competitive price. To top it off, the delivery and installation were completed within 48 hours. The experience and knowledge here speak volumes. I can't recommend them enough—keep up the fantastic work! Highly recommended. Kind Regards Roop

Got in contact with basi heating. As my old boiler wasn't safe to use. Within 5 working days they booked me in for a new boiler to be installed. The engineers arrived within the time frame given. Very professional and the installation of the new boiler is excellent. Fantastic customer service all round. Highly recommend. And will be using basi heating for the servicing of the boiler. When required.

Questions

The questions we get asked most.

What is a CP12 and do I need one?

A CP12 (formally a Landlord Gas Safety Record) is the legal certificate every UK landlord must hold for each rental property with gas appliances. It must be renewed annually by a Gas Safe registered engineer, with a fresh certificate issued within 12 months of the previous one. Failing to hold a valid CP12 is a criminal offence and invalidates most landlord insurance.

How much does a CP12 cost?

£80 including all gas appliances at the property, boiler, gas fire and gas cooker. There's no per-appliance surcharge: the price is the same whether the property has one gas appliance or several. We confirm the price up front when you book.

How quickly can you do one?

Most CP12s are done within 2-5 working days from booking. If there's a void period or tenant change-over deadline, tell us when you book and we'll prioritise the visit. The certificate is emailed to you (and your letting agent if you provide their email) within an hour of leaving the property.

What happens if an appliance fails the check?

We'll explain straight what's wrong, classify the fault per Gas Safe procedure (At Risk / Immediately Dangerous), and quote any necessary repair separately. The CP12 cannot be issued until the issue is rectified. We never bundle 'discovered faults' into the CP12 price.

Can I bundle a CP12 with a boiler service?

Yes, and most landlords do. A full boiler service + CP12 is £110 (vs £160 booked separately). Adding a gas fire service brings the bundle to £180. We can pre-book annual renewals so you never have to chase the date.

Do you cover all of Yorkshire for landlord CP12s?

Yes, across BD, LS, WF, HD, HX and HG postcodes. A high proportion of our CP12 work is on Yorkshire HMOs, student lets and family rentals; we know what letting agents and councils ask to see on the certificate.
